18 square-meter apartments in one area of central Belgrade cost €60,000, and this drives the prices

Our fellow citizens are used to noise, crowds and busy traffic, especially in the central streets, but there are exceptions... You can live in the heart of the city, and still be isolated in your comfort, but that comes at a price

The sale of apartments has been perhaps the most lucrative business in our country in recent months, because demand is still higher than supply, and by quite a margin. Not everyone has the same budget, but those who can - often choose this part of the Serbian capital.

It is the very center of the city - but then again it is not. In it, you will bypass numerous fellow citizens and tourists who pass through Knez Mihailova Street "in hordes" every day, and yet - everything is close, accessible, and you can walk to anywhere.

You guessed it, we are talking about the famous Obilicev Venac, where a square meter of apartment space has reached as much as 4,500 euros. A "view of the pedestrian zone" stands out as a special advantage, since not all real estate is oriented in the same direction here either. In this case, a higher floor can be an advantage.

At the moment, not such a small number of apartments are for sale, and a property of only 18 square meters is worth as much as 55,000 euros, which means that the price per square meter is a little over 3,000 euros. It goes a step further: another mini apartment of the same size is for sale for 59,900 euros (the price per square meter here is over 3,300 euros).

There are quite a number of such small properties in Obilicev Venac and the prices are competitive, mostly at the level of 3,000 euros per square meter.

Also, there is a studio apartments of 28 square meters on offer, which costs 99,000 euros (the price per square meter is 3,500 euros). From this it is clear enough how much Obilicev Venac is valued. First of all, because is it located in the heart of Belgrade, and is tucked away, nicely maintained, with a pedestrian zone.

A tucked away and comfortable life in the center comes at a price

Belgraders are used to closing one eye when buying apartments, i.e. they are aware that not all the pieces of the puzzle can fall together if they have a limited budget - which is the case with most people. This means that they may buy an apartment in a new building, modern and of adequate size, but on a street where buses pass, or one that doesn't have a balcony/elevator.

It is always wise to invest in real estate in the center, because prices never not fall. They can only grow. In ads for apartments that are positioned to overlook the pedestrian zone of Obilicev Venac, you will usually find the word "rarely on offer" because there are not many of them. Currently, a property of about 60 square meters is for sale for 235,000 euros.

If you think that 3,000 euros per square meter is already a high enough price, that is not all. The figures go up to 4,500 euros, as is the case with one apartment of 67 square meters, which is estimated to be worth almost 300,000 euros. The apartment is located on the 7th floor of eight, which is a virtue in this context - because the balcony offers a view of the central pedestrian zone.

On the other hand, it is generally known that 2nd and 3rd floors are usually the most sought after, if the building has an elevator, although 1st floors is also in demand. Apart from views, height and space, salon apartments, as a type of real estate, are also popular.

Salon apartments are becoming ever more rare in Belgrade.

More precisely, even if their number did not change, over time there has been a dominance of new neighborhoods, modern buildings and housing units, which additionally creates the impression that salons are a rarity. When buying an apartment in the center, pay attention to whether it comes with a parking space, because that is always a huge advantage.
