Although we do not see them everywhere, our country also has some luxury homes, worth millions of euros.

And while the center of Belgrade is still too densely populated, more and more people are deciding to buy a cottage near mountains Kosmaj or Avala, while the people from Novi Sad who choose the area around Mt. Fruska Gora are not far behind Belgraders.

The restrictions introduced due to Covid in March 2020, as well as the growing need for isolation - pushed the trend of "relocation" to the countryside, with an emphasis on ethno households, which are certainly much more expensive than classic land plots.

On the other hand, unlike choosing an apartment, when people generally want everything to be new and to their taste, luxury houses and those less elegant, more classic weekend homes are mostly sold as-is.

Prices vary from several thousand to several million euros, and at the moment, exactly what no one could have dreamed of is happening: even a dilapidated house in a good rural location can cost more than an average apartment on the outskirts of Belgrade.

Grocka has also been popular lately, where legalized houses up to 60 square meters are most in demand. With the onset off the warmer weather the interest grows, so people use every free moment - especially on weekends - to "escape" from the city. So, the proximity of the weekend home to the apartment is another important point.

Some of the more luxurious houses at the foot of Mt. Avala are worth as much as two million euros, an area that is traditionally expensive. Foreigners are also interested in buying our houses, and here, as well as around the world, the trend is of buying property with a swimming pool.

Another important thing when choosing a property today, whether it is an apartment or a house, is the terrain on which it is located: examine whether there is a possibility for someone building nearby (in front of) and blocking your view, and disturbing the peace.

Water, view, isolation

The so-called "single house zone" properties are, for example, highly valued in New Zealand, and have a high price despite the fact that they may lack some key components.

Mass construction continues on our popular mountains, such as Zlatibor, Tara, Kopaonik, Divcibare, although apartments are now what's mostly built there. People also turn more to houses by the rivers and lakes, with one location that is standing out being Krcedin.

A weekend house for sale on the bank of the Danube there reached almost 1,900 euros per square meter. The house has less than 80 square meters, and it was offered for sale for as much as 150,000 euros. The ad said it is only 100 meters away from the river bank and has a beautiful view of the Danube. How well maintained it is and the quality of construction aside, the main trump card that raises the price is the proximity of the water.

However, such houses in Krcedin are an exception, since the price per square meter is mostly between 300 to 600 euros.

In some places in Vojvodina or Sumadija, prices have jumped so much that houses that used to be sold for only 5,000 or 10,000 euros are now worth up to five times more. Here again, the law of supply and demand rules, and that is why real estate owners have no problem selling them even at a higher price.
