Pure luxury in remote Belgrade municipality: Houses go on sale for as much as 1,250,000 euros

Some neighborhoods of our capital are "tucked away" so that those who want to buy a house with a garden and enjoy nature and peace don't have to go very far from the center of events

Since last spring, there has been a boom in the sale weekend homes in our country, especially close to Belgrade and Novi Sad, but sometimes you don't have to go very far from the (wider) center to find your perfect oasis.

For example, Stari Kosutnjak belongs to Rakovica, a municipality located on the outskirts of our capital and generally considered a part of the city that offers cheaper housing and business units. Also, Rakovica's neighborhoods do not have the same reputation as Vracar, Senjak or some other top location, but some parts boast truly luxurious villas.

One of them is located near Beli Dvor, and it is listed for an incredible 1,250,000 euros. There is not much information in the ad, but states that the villa has 5+ rooms, or 560 square meters, and 9.9 ares of land. It also has a swimming pool and a garage, and the spacious terrace offers unreally beautiful views of the surroundings.

A 300 square meter property is for sale for half a million euros, also in Stari Kosutnjak. This means that the price per square meter is around 1,600 euros, while in the previous case, it stands at 2,230 euros per square meter. The property that the owners are offering for 500,000 euros has a plot of sever ares, while the house has a terrace, a basement, a swimming pool, and a fireplace.

The ad further reads: "Beautiful large yard, very nicely landscaped, seating and dining area, play elements and a pool at the bottom of the yard. A space of 65 square meters that can be used for various purposes (business, hobby or even as residential space, if suits a family of several generations) that used to be a greenhouse."

Apartment prices are also rising

There are generally many luxury villas on the stretch from Stari Kosutnjak across Lisicji Potok, which is a part of the Savski Venac municipality, to Beli Dvor and Dedinje.

When it comes to Stari Kosutnjak, this part of Rakovica is much more appreciated than others, for example compared to the nearby Kanarevo Brdo or Miljakovac. On the other hand, Pere Velimirovica Street is especially expensive. There is currently an apartment for sale at 1,700 euros per square meter. Therefore, the owners advertise the property of about 90 square meters for as much as 165,000 euros.

An apartment of 70 square meters is for sale in Milana Blagojevica Španca Street for 126,000 euros. This means that the price per square meter is 1,800 euros, which is quite high for this municipality, but not so much for this particular part of it. Of course, you can also find apartments where the square is around 1,000 euros, but again, it all depends on the street itself, the position of the apartment, the size, and its condition.
