Is this Vracar or Manhattan? Penthouse rents for €7,400 per month, terrace alone is 100 sq meters

This top Belgrade location is a "dream" for many, but only those with very deep pockets can afford the most beautiful spacious apartments

If one part of our capital can match Manhattan, that is Vracar. We could compare Dedinje with the Hamptons, since it is calmer, there are more villas with pools and greenery.

Judging by the latest data, the average price per square meter for an apartment in Belgrade - when you buy - is close to 2,000 euros. On the other hand, rental prices have jumped dramatically lately, and you would be surprised how many luxury apartments are located in Vracar, but also in the center, Belgrade Waterfront, Senjak and Dedinje, New Belgrade.

When we narrowed down the search on a well-known domestic real estate site, we realized that only a few properties in the "Serbian Manhattan" rent for 6,000 euros or more per month. These are, above all, modern and elegantly equipped, luxurious and spacious apartments.

An ad states that such an apartment is rarely offered, it costs as much as 7,400 euros for approximately 30 days of staying in it, and it is located near the Temple of Saint Sava. That location is traditionally the most popular. This penthouse has an incredible 400 square meters and 5 bedrooms, is located on the 6th floor, and offers a panoramic view of the city from a terrace spreading on 100 square meters.

When such apartments are rented out, the type of material used for finishings is usually stated, and it is almost always marble and wrought iron. When you buy or rent a luxury property, it is understood that the building itself is in the same class, that it has security cameras and security, which is an additional benefit.

We came across two more interesting ads: in Cara Nikolaja II Street, near the Kalenic Market, a property of over 350 square meters is for rent also for 7,400 euros. Of course, it is in a new building, the apartment belongs to the "luxury" category and is located on the top floor.

Garage along with apartment

This is also a penthouse, and both ads it is noted that all costs are included in the price. This means the use of the garage and a doorman available around the clock. Parking spaces have become a special problem and challenge for Belgraders, especially in these parts of the city where the streets are narrow and congested.

We recently wrote that the prices of garages are going through the roof and can reach up to 20,000 euros in Vracar, while monthly rent is up to 200 euros. There is a justified belief that the building of the metro could bring down prices, because that would help with the traffic.

The advantages of Vracar are that it is close to the center, well supplied - full of restaurants, medical offices, cafes, stores, salons, has various schools, kindergartens, many companies are located there, but the disadvantage are the crowded streets. On the other hand, it is noticeable that many families prefer to opt for an apartment on the outskirts, because they cannot afford these prices.

On average, the monthly price for renting an apartment in Vracar ranges from 500 to 600 euros, if we are talking about moderately well furnished apartments, about 50 square meters in size.

Neimar also offers extraordinary apartments, and one such 300 square meter duplex is currently for rent for 6,000 euros. "The lower level consists of an extremely bright open plan living room, dining room and kitchen with access to the terrace, which offers a fantastic view," the ad reads.

When it comes to the upper level, it has the master bedroom with bathroom and two walk-in closets, access to the terrace, and three more bedrooms with two separate bathrooms.
